The development comprises five detached residences in a private road, accessed through automated gates which have intercom facilities to each house. There is a separate pedestrian gate. The road itself will be a mix of block paver and tarmac leading from Hullbridge Road. The site is completely fenced for security and there are large feature walls at the entrance to give security to the development and to the two adjacent houses. It is intended that the common areas which will comprise the roadway and gates will be administered by the residents, either in a road association or by their own management company.

All the houses will have benefit of a ten-year NHBC guarantee and in addition, throughout the build process, the houses have been monitored by the Rochford District Council Building Control Department.

The houses are built conventionally with a brick face and block interior incorporating high levels of insulation. The windows, soffits and barge-boards are white uPVC for low maintenance and all windows are double-glazed. Plots 1, 2 and 3 each have their own detached double garage with a first floor office/playroom/hobby room accessed by an external metal staircase, and in addition each has an additional two designated car spaces. Plots 4 and 5 each have a single brick garage together with an additional two designated car spaces.

All five houses will have underfloor heating to the groundfloor with radiators to the first floor, all serviced from a condensing gas-fired boiler. All five houses are supplied with wiring for audio-visual multi room entertainment systems.

All the bathrooms are finished in natural travertine stone to the floors and to the wall areas surrounding the fittings, with electric underfloor heating. All bathroom fittings are of high quality with sanitary ware from twyfords and ideal standard luxury ranges and showers by Matki.

Kitchens are fitted with a travertine stone floor and high quality units with integrated electrical goods as standard and granite worktops. Plot 1 is fitted as a show-house and the same fittings will be provided in Plots 2 and 3 unless alternatives are requested Plots 4 and 5 will be individually fitted and further details can be provided upon request. All the dwellings have been designed as lifetime homes for 21st century living, that is to say, they are designed to be flexible in use for young and old, disabled and able-bodied. In particular Plots 4 and 5 would readily adapt to three generations of the same family with individual accommodations.
